Brokerage fees and APR:
It is imperative to keep in mind that credit score, loan to value, loan type, and loan amount dictate final fees, rate, APR. There are brokerage fees and there are lender fees rolled into the overall cumulation of total APR.
Our company fee standard is 2.75%. Each lender has an underwriting fee ranging from $595 - $1295.
Some scenarios:
1) 750 fico, cash out, owner occupied, Borrower Paid compensation interest rate 30 year fixed 3.5%, Conventional Conforming, LTV 80%, loan amount $292,000, full documentation 3.774% APR.
2) 577 fico, cash out, full documentation, loan amount $124,600 with 2 30 day late mortgage payments, 7.99% interest rate, 70% loan to value LTV, 8.58% APR Non QM 30 year fixed.
